10 Ways I Make My Group Homes Run Smoothly

I use an app called RentRedi to collect rent. It helps me keep track of who has paid and sends reminders to residents.


2.     Hire Helpers for Repairs

I have a list of local handymen who fix things in the homes. This way, I don’t have to find someone each time I need a repair. 


3.     Make House Rules Clear

Every house has rules that I post on a bulletin board. This helps everyone know what’s okay and what’s not.


4.     Hire an Operations Manager 

I hired someone to take care of day-to-day things. They help keep the home running smoothly.


5.     Organize with RentRedi

RentRedi is great for more than rent! I also use it to handle maintenance requests and send notifications to my residents.


6.     Ask Questions Before Someone Moves In

I use an intake form for new residents to answer questions. This helps me know if they will be a good fit or the house.


7.     Plan for Emergencies

I have a plan for things like bad weather or other problems. Everyone knows what to do to stay safe.


8.     Use Technology to Stay in Touch

I talk to the house manager using WhatsApp, and the tenants can call or text with me or the operations manager using Google Voice.


9.     Watch Spending Closely

I use a budget to track my money. I also use QuickBooks to help me stay on top of things.


10.  Reward Residents for Referrals

When a resident refers someone new, I give them a referral discount. It helps fill rooms faster.
